Social Impact Day
As part of our commitment to charitable giving and community engagement, Green Courte’s Social Impact Day initiative encourages and enables all team members to get out of the workplace and support an organization of their choice, at a time of their choosing, with a “free” day of volunteer service on a regular workday. It’s an opportunity to amplify the transformative work of local leaders and organizations while reconnecting with our values in a tangible way, and we’re continually inspired by the diversity of social causes our volunteers choose to support.
PREA Foundation
Green Courte is a Founding Governor of the PREA Foundation, an organization of real estate leaders dedicated to advancing industry-wide diversity and inclusion. Since its founding in 2017, PREA has connected thousands of talented youth from underserved communities and underrepresented backgrounds with career opportunities in real estate. Identifying hidden potential is foundational to the Green Courte approach — when acquiring real estate and when building a team — and our work with PREA is proof that great talent can come from anywhere if given a chance to flourish. Of the six summer interns brought on through the program, we have hired one part-time and extended full-time offers to two.

Energy efficiency
To date, Green Courte has completed nearly $1.2M in high-efficiency LED lighting upgrades across our portfolios of near-airport parking and senior living communities. We also monitor and minimize energy and water use through our utility management partner, Conservice, a 2023 ENERGY STAR Partner of the Year award winner.
Sustainable sourcing
Through our senior living operating company, True Connection Communities, we’ve introduced new sourcing practices for all properties, including transitioning to reusable food containers and environmentally friendly cleaning products.
Smarter consumption
We conduct detailed energy audits with third-party partners and apply the results to pursue new efficiencies, identifying tangible steps for reducing consumption even before we close a transaction.
Environmental remediation & restoration
In partnership with environmental engineers and local agencies, our team has led wildlife preservation efforts and soil remediation programs, helping restore and protect large swaths of land alongside areas targeted for development.
Strategic redevelopment
Our team’s ability to see value where others don’t has inspired successful revitalizations of land parcels with long-standing environmental challenges. We transform supposedly unproductive pieces of land into productive ones, thereby catalyzing additional improvements and development.

Affordable housing
By investing in land-lease communities and providing high-quality, low-cost manufactured homes to America’s working families, Green Courte is serving as part of the solution to the national affordable housing crisis.
Health & wellness initiatives
We earned Fitwel certification and are piloting the program at Verena at Hilliard, a senior living community, to improve the overall health and well-being of our residents. The results of Fitwel’s evidence-based building design and operational strategies will inform and enhance investment considerations and development and operational efforts across our entire portfolio of senior living communities. Internally, we support team members’ health and wellness with amenities like a free, on-site fitness center and bike room, as well as flexible work models and high-quality health insurance plans.
Flexible work models
Our hybrid work model provides greater flexibility, helping team members optimize their workflow and achieve better work-life balance, and maximize both their personal and professional impact. Logging fewer in-office days also reduces our collective emissions from commuting.
Mentorship programs
As part of our commitment to growth and development, Green Courte pairs all junior team members with a Managing Director-level mentor to provide career guidance and act as a non-supervisor sounding board.
Giving & service
Our commitment to community impact includes charitable giving and service initiatives. To date, Green Courte has contributed over $650,000 and built lasting relationships with various non-profit organizations. Our support of team members’ volunteer and community engagement efforts also includes:
- Paid volunteer time off
- 15-year work anniversary contribution to the team member’s charitable organization of choice
- Donations to 10 charities selected by team members each holiday season

Compliance, transparency & alignment
With the help of leading third-party advisors, we regularly participate in team-wide compliance training and conduct annual reviews to ensure we’re implementing best practices for responsible investment management. We’re committed to transparency, holding semiannual investor meetings, sending detailed annual letters, sharing unaudited quarterly and audited annual results with investors, and completing annual audits with a Big 4 accounting firm. Each of our team members has a direct or indirect equity stake in our investments, providing essential alignment with our investors’ interests.
Cybersecurity
Our robust cybersecurity practices enable swift detection and response to known, anticipated, and unexpected threats. Advanced endpoint and data loss protection, email security, and 24/7 monitoring, among other security measures, help make our network resilient against cyber incidents, and with the assistance of third-party specialists, we identify and leverage best practices for regularly testing our network and data security to protect against current and emerging cybersecurity challenges.
