The Opportunity

Verena at Hilliard, a 145-unit residential building on 20.3 acres located just outside of Columbus, OH.  

After Green Courte’s initial pursuit of the property, the project was put under contract by another group at a higher price. Still intrigued by the transformative potential of the community, Green Courte remained patient and maintained its relationship with the seller.  

When the other group failed to meet the seller’s expectations, Green Courte reopened discussions and executed a contract in March 2021 to acquire the property. 

The Transformation

The acquisition included the existing residential building as well as adjacent land for potential expansion. Having been mothballed for 10+ years, the building was unfinished. True Connection Communities, Green Courte’s senior living operating company, led a total reimagining of the property, merging elements of new construction while repurposing existing space to better serve the community’s residents. 

Phase 1 of this multi-million-dollar redevelopment began with the construction of a 9,000-square-foot clubhouse to serve as the building’s main entry point and the community’s social hub. Making smarter use of existing space was also central to the redevelopment strategy. For example, 14 of the largest two-bedroom units were split into 28 one-bedroom units, enabling the community to offer more affordably priced options while still providing a luxurious, amenity-rich living experience for all residents. 

Phase 1 also included completing the remaining 131 units and repurposing 12,000 square feet into recreational areas for residents and back-of-house space for maintenance and housekeeping staff. Direct access to the adjacent public library via a second-floor skyway is yet another new amenity that has proved popular. True Connection Communities’ experienced management approach and robust sales and marketing strategy have ensured that the community offers a compelling, enriching living experience and continually attracts new active adult residents.   

Phase 2 includes the construction of 53 single-story residential cottages surrounding the original building. The cottages will surround the main residential building and clubhouse, providing easy access to amenities and community while allowing residents to maintain a more independent lifestyle. This next phase is a gateway to an exciting new segment of the senior living sector.
