Near-airport parking
Strategy focused on acquiring irreplaceable airport-adjacent real estate
Near-airport parking facilities occupy scarce real estate at the doorstep of major airports, where supply is often tightly constrained by airport ownership of surrounding land and the redevelopment of existing parking facilities into alternative uses over time. Demand, meanwhile, has proven resilient across economic cycles and continues to benefit from the long-term growth of air travel and passenger volumes. The combination of limited supply and durable demand creates a compelling long-term investment dynamic.
In 2011, Green Courte acquired The Parking Spot — then a hospitality-focused operating company with a 17-property portfolio (of which 16 were owned) — and transformed the platform into North America’s largest near-airport parking operator. During Green Courte’s ownership, the company expanded to more than 40 locations, introduced proprietary revenue management technology and sophisticated dynamic pricing capabilities, and further enhanced the company’s industry-leading customer experience.
In October 2024, Green Courte monetized The Parking Spot’s operating company and 28 properties through a sale to KKR. As part of that transaction, Green Courte negotiated long-term management agreements under which The Parking Spot continues to operate under its brand the 15 assets Green Courte retained following the sale. Green Courte remains an active acquirer in the sector — most recently acquiring Park ’N Jet at Salt Lake City International Airport in 2026 — as it leverages more than 15 years of strong industry relationships, deep operational expertise, and extensive market knowledge to source and execute attractive investment opportunities.
